Guide to the House Buying Process
We produced the the following outline for a client and, whilst the order may not necessarily be followed exactly and several steps may happen at once, it gives an overview of the process - just one example as to how we go out or our way to look after our customers:
- Contact your Mortgage Adviser (Richard on 01937 229800 or 07976 029812) to find out how much you can borrow, with monthly repayments that you are comfortable with and to request an “Agreement in Principle” which confirms that the lender will offer you the mortgage
- Have your property valued by several, reputable Estate Agents
- Put your property on the market
- Find a property you wish to purchase
- Offers are made and accepted on your property and the property you wish to purchase
- Identify a Conveyancer and agree a price (we have access to a panel of high quality, low cost Conveyancers offering a no sale, no fee guarantee if necessary)
- Contact your Mortgage Adviser and request they apply for your mortgage
- Pay the valuation fee (or home buyers report/survey fees)
- Confirm Mortgage Lender and Conveyancer details with the Estate Agent
- The Surveyor will contact the Estate Agent to arrange the valuation/home buyers report/survey
- You receive your mortgage offer
- Instruct your Conveyancer and pay the search fees (we will arrange this if you use a Conveyancer we recommend)
- Your Conveyancer will carry out the searches and investigate the title/deeds etc.
- Your Conveyancer will contact you or send the contracts to you to sign and return and you will agree a completion date with the seller/rest of the chain
- Transfer any deposit funds to the Conveyancer, plus stamp duty and all outstanding costs
- Your Conveyancer will exchange contracts (and any deposit) with the sellers’ Conveyancers
- Your Conveyancer will request the funds from the Mortgage Lender
- On the specified moving/completion date the Conveyancer will transfer the funds to the sellers’ Conveyancer
- You will receive a call from the Estate Agent to confirm the keys are ready for you to collect.
